Our Policies 

 

Cleaning Fee: $250 is an additional charge that will be applied every month for cleaning.

Refundable Security Deposit: $1500 is due with 1st payment and the deposit will be sent back to the payee after the stay and the observation of the property have been completed.

​

Refundable Bike Deposit: $500 (Includes two complimentary bikes if needed let Property Manager know ahead of stay) **Complimentary Bikes are Optional for use. If you choose not to use them please inform the property manager prior to check-in.

A Valid License or ID Photo Of All Guests Is Required for a stay to be valid along with a signed contract and will be discarded within 10 days of the check-out procedure. Caroline’s Cottage KW Do Not accept prepaid cards as payment.

NO LATE CHECK-OUTS WILL BE ALLOWED- A FEE WILL BE CHARGED

Maximum Occupancy: For the property shall not exceed 4 persons at any time.

Reservations must have the same name as the name on the credit card being used and guests that paid for the reservation of property must be there the whole time. Please do not rent for someone else.

Smoking/Vaping

There is absolutely No Smoking/Vaping inside the houses, use of candles, lighters, matches, or fireworks (even though fireworks are legal in Florida they will not be permitted inside or near (within 35ft)) Caroline’s Cottage.  Please be mindful of the neighborhood and neighbors. The minimum fine for smoking is $500.

Age Limit & Children

Children ages 15 and up only are allowed to stay in the cottage and Must be accompanied by a parent at all times. No Children under the age of 15 are allowed on Caroline’s Cottage KW premises at any time no exceptions. Must be 25 or older to rent the cottage no exceptions.

Pets   

No PETS are allowed of Any Kind on the property of Caroline’s Cottage at any time. No visiting pets and reports of unauthorized pets will result in the termination of the reservation agreement with no refund and a $500 additional cleaning fee will be charged. NO EXCEPTIONS AT ALL. Thanks for understanding.

Parking

 On the island of Key West in general parking is first come first serve.  There is normally no parking space available in front of the home. But you may find a spot along Julia street right by the cottage.  However, on-street parking is available within walking distance, it is also pay-to-park nearby. You will be sent a map of where there are optional places to park normally. You can also park where there is a sign that DOES NOT say neighborhood parking.

Cancellations: made after check-in into the cottage are Non-Refundable. 

Non-Payment of the balance by the due date will result in a loss of all monies paid prior meaning there will be no refund given.

All cancellation requests will be followed by a written statement that needs to be signed by the payee on the contract and sent back to the Property Manager at this email (majorsmithcompany@gmail.com).

If the length of stay is allowed to be reduced from the original dates at Caroline’s Cottage KWs’ discretion, the cancellation policy will apply to the nights that have been canceled. The minimum night stay of 28 days requirement at the time of booking must be met at all times. Rental nights cannot be canceled if they reduce the total number of nights stayed below this minimum.

Early departures: will not receive a refund of any of the monies paid to reserve the cottage.

If the homeowner or property manager cancels this reservation for any reason concerning our own, the guest/payee will be given a 100% refund. Unless the termination of the reservation is caused by any issues concerning the property or guest in the cottage that are due to property damage or disturbance of any kind to the neighborhood, cottage, or guest as such. In that case, issues will be determined by the property manager on a case-by-case basis of what is returned.

**At reservation, you will be sent a contract that includes the complete policy and house rules.
